Do you need a permit to install an appliance in Orange County?

Short answer: usually not. Orange County's rule is that if the appliance plugs into an existing outlet, no permit is required — that covers most dishwasher, range and refrigerator swaps.

You do need a permit when a new outlet or circuit is added, and a plumbing permit for a water heater. Anything hardwired or on a gas line has to be done by a licensed electrical, plumbing or gas contractor under Florida Statute 489 — we tell you upfront which one your job is, before you book, and we bring in a licensed contractor when that is what the work calls for.

What is the 50/50 rule for appliances?

The 50/50 rule says replace instead of repair when two things are true at once: the appliance is past 50% of its expected lifespan, and the repair costs more than 50% of a new unit. A $350 repair on a six-year-old $600 dishwasher fails both tests.

It is a guideline, not a law. A $400 repair on a ten-year-old Sub-Zero is still good money; the same $400 on a ten-year-old builder-grade dishwasher usually is not. We will tell you which one you are holding.

Do you offer same-day appliance repair in Orlando?

What does the $79 diagnostic fee cover?

The $79 covers the trip, the inspection and a full diagnosis: we open the appliance, identify exactly what failed and quote the repair before doing anything else. If you approve the repair, the $79 is applied to the total. There is no separate trip charge on top of it.
