The Retreat at ChampionsGate is vacation rental territory. Whole-home short-term rental is permitted there by right, which is unusual and is exactly why investors bought there. The homes run large — four bedrooms up to eight and nine — and they operate as businesses.
The Country Club, Stoneybrook and the surrounding sections are where people live. Primary residences, owner-occupied, with the HOA covering golf membership, lawn care, cable, internet and gated security. Same community, same gate, different world.
Not to sort you into a category, but because it genuinely changes how we schedule, who we coordinate with, and what we bring on the truck. If you’re not sure which county your home falls in, the Polk County Property Appraiser record will tell you for at least part of the community.
A manned gate is not a keypad. There’s a person at the entrance whose job is to not let strangers through, and he’s good at it.
What that means practically is that a technician who shows up unannounced doesn’t get in. He sits at the call box, calls you, you call the guard, and twenty minutes of your appointment window evaporates. If you’re a property manager coordinating a turnover, that’s the difference between the unit being ready and not.
So we deal with it before we dispatch. Tell us when you book how you want us cleared — whether you’ll call ahead to the gate yourself, whether we should be added to an approved vendor list, or whether your management company handles authorizations. Any of those works. What doesn’t work is finding out at the gate.
Golf carts are permitted throughout the community, which affects parking and access near some units. If your driveway situation is unusual, mention it and we’ll plan for it.
If you own in the Retreat, your appliances aren’t household appliances. They’re equipment in a hospitality operation, and they get treated that way by the people using them.
Eight and nine-bedroom homes running full occupancy put a residential washer through a week of laundry that a family would spread across two months. Guests overload the machine, run the dishwasher on the wrong cycle, and leave the refrigerator door ajar while they’re loading the car. Then the booking ends and the house sits. Seals dry, drains gum, ice makers freeze in the fill tube.
The crews doing your turnovers are usually the first to notice a failure, and they often report more comfortably in Spanish. A reporting route that works for them catches problems earlier.

Your HOA covers a lot. Golf membership, lawn care, cable, internet, phone, trash, gated security — it’s one of the more comprehensive bundles in the area, and there’s a CDD assessment inside your property taxes on top of it. It’s easy to assume that with all of that covered, appliances are in there somewhere.
When your refrigerator quits, that’s yours. We mention it not to be blunt but because we’ve taken calls from residents who spent a week going back and forth with the association before calling anyone. Knowing where the line sits saves you time.
For a primary residence we work the way you’d expect: a flat $79 diagnostic you know about before we come out, credited toward the repair if you approve it, a real price before anything is ordered, and thirty days in writing on the work. No urgency, no upsell.
If your appliance is still covered, it should cost you nothing. We’d rather lose that call than take money for something you were already entitled to.

ChampionsGate sits about thirty-five miles southwest of our base in east Orlando, just off I-4. Same-day service is often possible but depends on how the day is routed, and we’ll be straight with you about it when you call rather than promise a window we can’t hold. Several owners here hold property across ChampionsGate and the Davenport resort communities — those can usually be scheduled together.
