Upfix fixes refrigerators, washers, dryers, dishwashers, ovens, ranges, microwaves, water heaters, ice makers and garbage disposals across Kissimmee — downtown, the neighborhoods off John Young, and the vacation rental corridor along 192. Flat $79 to diagnose it, credited toward the repair. We tell you the price before we start.
Kissimmee is the county seat of Osceola and the biggest city we serve. It stretches from the old downtown near the Lakefront Park all the way west along 192 to the resort corridor, and it’s really several different markets sharing one name.
Downtown and the neighborhoods east of it are mostly long-term households. The 192 corridor is well known for its vacation rentals and hotels. In between there’s everything from apartment complexes off John Young Parkway to single-family neighborhoods near Lake Tohopekaliga. Each one needs something a little different from a repair company, and we’ve built our scheduling around that.
We cover the whole city, plus St. Cloud, Poinciana, Celebration, Davenport and ChampionsGate on the same routes.
There are more than 18,000 short-term rental properties in and around Kissimmee, most of them along the 192 corridor. If you manage any of them, you already know that a broken appliance isn’t an inconvenience here — it’s a refund request, a bad review, or a guest calling you at nine at night.
We work with rental owners and property managers, and we work the way that business actually runs.
Guests overload washers, run the dishwasher on the wrong cycle, and leave the refrigerator door ajar. Then the unit sits empty for two weeks between bookings and seals dry out. That combination of hard use and long idle time is rough on equipment, and it’s why rental appliances need looking at more often than owner-occupied ones.
Most people in Kissimmee rent — homeownership here is under half, which is unusual for Central Florida. That means the person standing in front of the broken refrigerator often isn’t the person who can approve fixing it. We deal with this every day and it’s simpler than it looks.
Call your landlord or property manager first. In most Florida leases, major appliances that came with the unit are the owner’s responsibility. If they’d like us to handle it, have them call us or give us their contact information and we’ll reach out. We won’t start work without approval from whoever is paying.
You can authorize the repair and be billed directly without being on site. We’ll coordinate access with your tenant, diagnose it, call you with the price, and only proceed once you’ve approved it. You’ll get photos and a written invoice.
Either way, nobody gets a surprise. The tenant isn’t asked to pay for something that isn’t theirs, and the owner isn’t billed for work they didn’t approve.
Kissimmee’s water comes from Toho Water Authority, which serves more than 100,000 customers across the county from thirteen water plants. Toho draws from the Upper Floridan Aquifer, and the utility states that the water needs little or no treatment beyond aeration to remove hydrogen sulfide, plus chlorination for disinfection.
Two useful things come out of that sentence.
All of Kissimmee, plus the surrounding communities we reach on the same routes.
