Poinciana is the largest unincorporated master-planned community in the country, and it was built over so many decades that two houses on the same street can be twenty years apart. That makes guessing what you have a bad idea. Upfix services refrigerators, washers, dryers, dishwashers, ovens, ranges, microwaves, ice makers, water heaters, and garbage disposals across all of the Poinciana Villages and Solivita.
Seventy-three square miles. Roughly forty-seven thousand acres. Around seventy-five thousand people spread across villages that reach from Osceola County into Polk. Poinciana is bigger than most cities we serve, and it doesn’t work like one.
There are about twelve hundred jobs inside a community of seventy-five thousand, which means almost everybody here drives out to work. The Poinciana Parkway helped when it opened, and the SunRail station serves the northern end, but this is still a place built entirely around the car. Nothing is walkable.
If you’re commuting an hour each way, a four-hour window isn’t a minor inconvenience — it’s a day off work. We schedule with that in mind, and if we’re running behind we call you rather than let you sit. We cover the full footprint, both the Osceola side and the Polk side. Because the area is so large, booking earlier in the day generally gets you a better window.

Street by Street
Most master-planned communities went up in a burst. Everything in them is roughly the same age, so if you know the neighborhood you know the appliances. Poinciana doesn’t work that way.
Avatar Properties started developing it in the 1970s and build-out ran for decades through many different builders. The result is that home age varies street by street. Local real estate guidance actually warns buyers not to assume a vintage from the address, which tells you how real the spread is.
So we don’t guess. We look at what you actually have. That matters because the right answer changes completely with age. A drain pump on a six-year-old washer is easy money and obviously worth doing. The same repair on a twenty-year-old machine with a failing drum bearing is throwing good money after bad, and we’ll tell you so.
If the repair costs less than half of what a comparable new unit runs and the rest of the appliance is sound, fix it. If it doesn’t, put the money toward a replacement. We’ll say it out loud on the visit. We’d rather lose one job and be the company you call for the next five.
If your appliance is still under manufacturer warranty, call the manufacturer first. It should cost you nothing. We’ll tell you that on the phone before we send anybody out.
Solivita is its own world inside Poinciana — gated, fifty-five and over, with somewhere north of six thousand homes. The first one was finished in 2000 and the community built out through 2024, so unlike the rest of Poinciana it does have a fairly clear vintage. Most of what’s in those kitchens is original or on its first replacement.
6,000+ Homes
For households of one or two people, appliances that get used less fail differently than appliances that get used hard. Dishwasher seals dry out when the machine only runs twice a week. Garbage disposals seize from sitting. Ice makers freeze in the fill tube because nothing cycled. Knowing that changes what we check first.
Toho Southern System
Poinciana’s water comes from Toho Water Authority, but not from the same system that serves Kissimmee. Poinciana has its own — the southern system — drawing from the Upper Floridan Aquifer, which is recharged through the Lake Wales Ridge along US 27.
Toho publishes what it does to that water, and it’s worth reading carefully. The groundwater needs little or no treatment beyond aeration to remove hydrogen sulfide, plus chlorination to disinfect. Two useful things come out of that sentence.

Poinciana sits about thirty-five miles southwest of our base in east Orlando, and the service area here is the largest we work. Same-day is often possible but depends on how the day is routed. We’d rather tell you Thursday morning and be there Thursday morning than promise today and miss it.
