Windermere is one of the few places in Central Florida where the water coming into your house might not be treated at all. That changes what breaks, how fast it breaks, and what it takes to fix it properly. The Town of Windermere is small enough to drive across in about four minutes, and it has kept its brick and sand streets unpaved on purpose. Most people who say they live in Windermere actually live in the wider 34786 area — the subdivisions that grew up around the lakes through the nineties and two-thousands. Both are on our route.
Homes here sit between Lake Down, Lake Butler, Lake Bessie and Wauseon Bay, and lakefront living puts a particular load on appliances. Outdoor kitchens run hard through the winter season and then sit idle all summer. Undercounter refrigerators and ice makers on a covered lanai deal with humidity no indoor unit ever sees. Second refrigerators in the garage fight ambient temperatures they were never rated for. We see all three constantly.

The Butler Chain
Untreated Well Water
This is the thing that makes Windermere different. The Town of Windermere doesn’t provide water or sewer service. Homes here are on Orange County Utilities or on a private well — and a lot of them, including estate properties, are on wells.
Untreated well water is a different animal than city water. It carries iron, it often carries hydrogen sulfide, and it has no chlorine residual at all. Each of those does something specific to an appliance.
We say this to people every week: households on wells replace appliances they didn’t need to replace. An ice maker producing stained, off-tasting cubes usually doesn’t have a bad ice maker. It has a supply problem. Replacing the module fixes nothing, and six months later you’re back where you started with a new unit and the same water. If you’re on a well, tell us when you book — it changes what we check first and it usually shortens the visit.
Windermere is a propane market, not a natural gas district. It isn’t part of Lake Apopka Natural Gas District, so homes here with gas cooking or gas water heating are almost always running on LP delivered to a tank on the property.
That distinction is technical and it matters. LP operates at a different pressure than natural gas and uses different orifices. An appliance set up for natural gas will not run correctly on propane, and converting one to the other is a real procedure, not a setting. If you bought a range at a big-box store and it’s burning yellow, running sooty, or won’t hold a low simmer, there’s a good chance it was never converted for LP.

Isleworth & Keene’s Pointe
Isleworth and Keene’s Pointe kitchens are not builder-grade, and they shouldn’t be treated that way. Column refrigeration, integrated dishwashers behind custom panels, wall ovens framed into millwork, professional ranges with a footprint that was designed into the room. These are appliances worth repairing for a long time, and they punish anyone who works on them carelessly.
The work around the appliance matters as much as the work on it. Pulling an integrated unit means releasing anchors, protecting the panel, protecting the floor, and putting everything back so the reveal lines still match. We plan for that time instead of discovering it halfway through.
If your unit is a premium built-in, tell us the brand and model when you book. Some parts we carry and some we order, and knowing up front is the difference between one visit and two.
This is the single most useful question in Windermere, and it’s worth asking before you spend money.
Some symptoms point at the appliance. A refrigerator that won’t hold temperature, a washer that won’t spin, an oven that won’t reach the setting — those are mechanical or electronic faults and the water has nothing to do with them.
Other symptoms point at the supply, and they get misdiagnosed constantly. Every one of the following is a water problem wearing an appliance costume, and replacing the appliance doesn’t touch it.
If it’s the water, we’ll tell you that too, even though the repair ticket is smaller. Whole-house treatment is outside what we do, but knowing that’s the actual answer is worth more than another service call.
