Gas or electric, tank or tankless — water heaters fail in predictable ways. Here is how to read the symptom before you call.
On an electric unit this is usually a failed heating element, a tripped high-limit switch or a dead thermostat. On gas, it is the thermocouple, the pilot assembly or the gas control valve. All of these are standard, same-day repairs that cost a fraction of a new heater.
One of two elements has failed (electric), the lower thermostat is misreading, the dip tube has broken, or sediment has swallowed half the tank's capacity. If your 50-gallon tank suddenly behaves like a 25-gallon one, sediment is the most likely thief.
Where it leaks decides everything. A drip from the inlet fittings, drain valve or T&P relief valve is repairable. Water seeping from the tank body itself means the inner tank has corroded through — that heater is finished and needs replacing before it fails completely.
That is sediment. Orlando's hard water settles as scale on the tank bottom, and water trapped underneath it boils and pops. It wastes energy, overheats the steel and shortens tank life. A professional flush usually silences it — if caught early.
On gas heaters the usual culprit is a worn thermocouple that can no longer prove the flame is burning, so the gas valve keeps shutting off. A dirty pilot orifice or a failing gas control valve are the other two causes. Quick, inexpensive, and worth fixing promptly.
Rust-colored hot water points to a depleted anode rod or a corroding tank; a rotten-egg smell is bacteria reacting with the anode. Replacing the anode rod and flushing the tank fixes most cases — and it is the single best way to extend a tank's life.
Electric heater gone cold? Check the breaker first, then press the red reset button behind the upper access panel — a tripped high-limit switch is a common, free fix. But if it trips again, a thermostat or element is failing and needs a technician. Tank water heaters last 8 to 12 years in Central Florida; tankless units 15 to 20. Repair it if the unit is under 8 years old and the fault is an element, thermostat, thermocouple or valve.
